Rainbow: LRO is Live FL & GA

Lessor's Risk Only: Winning More Commercial Real Estate

Rainbow-1

Rainbow's Lessor's Risk Only program is officially live in Florida & Georgia as of September 10, 2026. If you have commercial clients who own tenant-occupied buildings, this is a line that often goes unwritten. Rainbow built the program to handle single locations and larger schedules alike. View the Appetite Guide to learn more, and watch the recording below to see how you can leverage Rainbow's new LRO product for your clients in FL & GA.

Rainbow LRO Program Overview

The meeting focused on Rainbow's LRO (Lesser Risk Opportunity) program, presented by M and Alex. M provided an overview of Rainbow as an MGA specializing in small commercial P&C risks, highlighting their broad appetite and digital capabilities. The presentation covered LRO program details, including eligible risks such as strip centers, mixed-use buildings, and specific retail stores, with maximum TIV of $15 million per building and GL limits up to $2.4 million. M outlined preferred risk characteristics and submission guidelines, emphasizing the importance of clean submissions with proper insurance and risk transfer language. The presentation concluded with coverage and limit information, noting that equipment breakdown coverage has no sub-limit and inviting questions about appetite and program details.

Portal System Demo and Features

Alex demonstrated the company's portal system, highlighting its key features including the renewals tab, quotes section, and policy management capabilities. He walked through the process of creating a quote for a large office building with a restaurant, explaining the eligibility requirements and coverage options available. The demonstration showed that while the system can generate quotes within 5-6 minutes, this particular example required a referral to underwriting due to being a newer LRO product, with underwriting offering a 2-hour turnaround time.

Food Truck Underwriting Process Discussion

Alex and M discussed the process of handling quotes and underwriting, emphasizing the quick approval and binding process. They addressed questions about food truck coverage, clarifying that only stationary food trucks with annual leases are covered under their restaurant program. The team also explained the proof of diligence form requirements, noting differences between Georgia and Florida processes, and offered assistance for any additional questions or concerns.

Regional Sales Manager Contacts

The meeting focused on providing contact information for regional sales managers. M and Alex explained that for Georgia, participants should contact Alex, while for Florida and other Gulf states (Alabama, Mississippi, Louisiana), participants should contact M. They clarified that contacts should be based on physical location rather than where quotes are being generated, and directed participants to use rainbow.com for additional information and a contact map.
